      The first step in getting this process underway is helping you obtain financing.  
Our team has helped hundreds of folks buy and sell homes and we have access to
some of the most reputable lenders in town.  Choosing a less than reputable lender
can cause delays in your deal and leave you wondering whether it will ever close.  
We will assist you in finding a lender that has the right loan program for you and
your situation.  Once you have been approved, you can move forward with
confidence knowing that your offer will have the backing of a solid pre-approval
committment from a reputable mortgage lender.  This can go a long way in the
seller's eyes when they are deciding which offer to take or reject.  

      Once you are pre-approved, the home search begins.  Our team can show you
any listed home in Alabama.  We will begin narrowing down the areas that you
would like to live and start making a list of potential properties that meet your
criteria.  Once we have a solid list, we will set them up to view.  Our first outing to
look at homes will give our team a better understanding of your needs and the type
of home you are searching for.   As we weed out the homes that do not meet your
needs, we will also compile a list of homes that might be worth a second look.  This
process can take anywhere from a day to many months depending on your criteria
and time frame for buying.

      When the perfect home comes along, it's time to write an offer.  Our team will
help you craft out the right offer that ensure that you get the home that you want.  
Our team has written many offers and we know exactly how to help you write the
right offer to maximize its chances of being accepted while at the same time
protecting you with home inspection and financing contingencies.  We will also work
to get you a one year home warranty to protect you from unexpected expenses
during your first year in the home.  Many times, we are able to negotiate your
closing costs into the offer saving you thousands of dollars when it comes time to
close.  

      After your offer has been accepted, a home inspection will be ordered.  Your
home inspector will perform a thorough inspection of the entire house and then
provide you with a report of their findings.  If there are major issues that need to be
addressed, we will write an addendum to the contract asking the seller to make the
necessary repairs.  Once they have agreed, we start working on getting your deal
closed.

      Once we have the home inspection out of the way, all of the necessary
documents and services needed to close your deal will be ordered.  Your contract
will be submitted to your lender for underwriting, termite service & septic
inspections will be ordered, the title to the home will be researched to make sure
there are no outstanding liens, and an appraiser will be contacted to appraise the
property.  As a buyer, the only thing you need to do at this point is contact a few
insurance companies to shop for homeowner's insurance.

      As each of these items gets completed, they are sent to the closing attorney
who in turn puts all of the pieces together for a closing.  Once all of these service
providers have submitted their invoices or paperwork, you will be ready to close.  
Closing is a simple process. Generally it takes about an hour and you walk away a
homeowner!

      Throughout the entire process, we take all of the steps necessary to protect
